Hello,
I wanted to introduce you to our first floor plan and would appreciate your opinions on it.

Development plan/restrictions
Plot size: 495m2
Slope: no
Roof shape: hip roof

Client requirements
Basement, floors 2 + basement
Number of people, age 2 31+28 planned 1-2 children
Space requirements on ground floor, upper floor approx. 90m2 per floor
Office: family use
Overnight guests per year 3-5 overnight guests per year
Open or closed architecture open living, kitchen, dining area
modern construction

Open kitchen, cooking island yes
Fireplace yes
Carport
Additional wishes/special features/daily routine, also reasons why this or that should or should not be included


House design
What do you particularly like? Why? The room layout and the size of the rooms.
What do you not like? Why? The kitchen could be a bit wider. Staircase possibly not wide enough.
Preferred heating technology: gas

I find the living space too long in terms of width and would immediately remove the kitchen wall to create more openness. Where do you keep [Feudel], vacuum cleaners, and beverage crates? What is in the basement? I also find the staircase too narrow – what is the tread width? 85cm? Regards

if possible, I would widen the dressing room to at least 2.4m and make the access through the hallway. that way you can create a nice double row with plenty of closet space. also, you don't have to walk twice through the bedroom in the morning if one partner is still sleeping, possibly turning on the light and waking them up. if space is tight, you could also make the bedroom access through the dressing room. but that also depends on your habits. if you are sure you always get up together, it shouldn't be a problem ;)

with a kitchen width of 3.44m, the island will be quite tight. if you remove the plaster, there is about 3.4m left, minus 60cm for the counter row and at least 100cm for the island. that leaves a total of 1.8m for the two aisle spaces. that seems quite narrow to me.

I agree with YPG regarding the staircase.

how do you want to furnish the living/dining area? it seems to me there would be a lot of free space (keyword wasted space, space that needs cleaning ;) )

Hello,

I find the space in the kitchen for a cooking island too tight. There should be at least 1m of space between the island and the wall or kitchen unit. I would make the access to the dressing room from the hallway (as already mentioned) and then from there a door to the bedroom. That way you also get a window in the dressing room. I would not plan the children's rooms that big and definitely plan an additional children's bathroom. We are now also planning a children's bathroom in our new house because there are always shortages with only one bathroom, of course, no one wants to use the bathroom on the ground floor...
By the way, you have a tent roof on your drawings, not a hip roof.

Hmm, where is the city villa? I see a detached single-family house with a hipped roof and garage.

In my opinion, it has nothing to do with a (city) villa.

well, most people understand this house type as a townhouse. at least everyone knows what is meant :) the staircase is definitely too narrow, you have to at least remove the post at the turn (or 2x handrail) and you have to consider that space is needed at the turn for larger furniture. with a tread width of 80-85 cm, it could happen that you can't get large furniture (e.g. wardrobe) upstairs. the living room is way too long in relation to the width. if the freestanding element in the kitchen is meant to become a stove top, the kitchen width is a bit too narrow. idea: no island but a peninsula coming from the wall. overall few windows and not symmetrical or anything like that at all.
