You really have to let that sink in, what a sloppy notary this is and what buyers do because someone is putting them under psychological pressure. The notary is chosen and paid by the buyer. But he conducts the business of the broker or seller and makes a contract with risks for the buyer, for which he then also sends the invoice. Such notaries should be reported to their professional supervisory authority.
And the buyer? He goes along with it just to avoid being pushed out. Later, when he realizes what he has done, he gets sweaty palms and waves his arms around.... I don’t understand that, I have nothing against a good deal, but always on equal footing, fair and with dignity. Karsten

I would have to talk to our notary about that.... He always says, Karsten, as a notary I am not your lawyer. As a notary, my role is to be fair to both parties and to draft and notarize a legally secure and fair contract that includes what you have agreed verbally and does not victimize anyone.

Yes, I would find that interesting. A breach of official duty would hardly be provable in the case described, but maybe there is something like professional honor among notaries, which is then also monitored and enforced, for example, by the notary chamber.
