And are there several parties, where everyone generally rents the standard, but you (and possibly other tenants) put in extra effort with special requests?

There are currently 9 tenants in the building, ... doctors, pharmacy, medical supply store, pedicure, alternative practitioner.... They will do the same with everyone, and no one will accept/rent the standard. As far as I am informed, other tenants will also be getting air conditioning. But it is not necessarily the air conditioning that bothers me about the "AGK". I could even understand that, because it had to be included as a fixed plan in the new building. I am more concerned about the "little things" that can be exchanged without effort. For example, I want different faucets. I discussed this with the installer. He removed the simple short fixtures (at 50 euros) from the offer and put in the desired ones for 120 euros. With 70 euros extra per faucet and 11 washbasins, that is 770 euros! The builder had nothing to do with obtaining the offer, presenting it to me, or anything like that. He only forwards the new offer with 770 euros extra to me and charges nearly 120 euros as "general business costs" for it. Of course, I also pay the 770 euros (which is also self-evident). And this business method generates quite a bit in total!! I am also convinced that these "special extras" are not additional work. The installer does not care which faucet he orders and installs. Nothing has to be relocated or broken open. Everything is still in the shell construction phase. The selection for the "standard versions" was only made after the lease agreement was signed. Then they put terribly ugly standards into the folder and collect money first. The freedom to choose equipment beyond that was promised to me beforehand. That is even stated in the lease agreement, and that I have to bear the additional costs. But nothing about additional costs for AGK is stated! For me, a real outrage!

Well, probably already divided into several companies – alone for more value creation stages.

Landlords of medical buildings generally confuse themselves with money-printing machines. This behavior is normal for sharks. Doctors are ethically often naive and easy prey (and regularly ask lawyers they know instead of those who are knowledgeable). Then tuition fees are paid; this happens to other people as well.

What do you expect: that someone here can name a 'That-is-not-allowed' regulation?

Naive or stupid?? I hardly believe that. We have expertise in things that you don’t have outside our profession. The only difference to the "sharks" is that we don’t take (and aren’t allowed to take) fantasy prices and have meanwhile become the cheap Jack. And when we are needed, there’s quite a bit on top without payment. And if you deny it, a complaint is immediately filed with the health insurance....
Sure, "look closely when choosing your profession," but better honest than a money cutter.

By the way, the lawyer consulted was a specialist in construction law and was paid for the review.
He recommends fighting it if necessary, as he sees no legal basis for the AGK in this form.
But maybe he is ALSO just interested in my money…. naive as we are….


No, I certainly didn’t want emotional support or to be told how stupid we doctors are. I was more hoping for experiences regarding what others KNOW about it or what can be done, or perhaps someone has already experienced it themselves.

So I can/will consult my lawyer again. But unlike many others, I don’t immediately cry out for a legal dispute. We’re used to looking for solutions and not confronting others with prejudice or pigeonholing.

How much effort do you want to put in? For simple things like faucets, I wouldn't catalog anything at all. Just leave the cheap ones in. Buy the suitable ones much cheaper online and then have them replaced by yourself or a friend. Keep the standard ones in stock and reinstall them at the end of the tenancy (have them reinstalled). By the way, just out of spite. I don't know if you will find much experience here. From me, unfortunately, you can only expect "farmer's tricks" [emoji6]
