If you have the deletion approval (zG of the registered bank), you can have the land register entry deleted at the court (possibly through a notary). But why should one do that? My recommendation: Keep it safe, you never know what life brings. And NEVER lose it.

Conversely, what is my advantage in NOT having the mortgage deleted?

You have a security for new financing, meaning better conditions.

Either with the registered bank or, after transfer, also usable for any other bank.

This is significantly cheaper than cancellation and re-registration.

I was also wondering where the advantage would be, but if rewriting is cheaper than re-registering, then you can really just leave them as they are.

Why always complicated? Or you just keep it simple right away with the registered bank.

No costs and the best proof of reliability = best conditions.

That's what you want as a customer. You could also simply suggest customer loyalty, but that's out nowadays.

I basically agree with you that customer loyalty has its merits, but unfortunately I repeatedly see that on the banks' side ... how should I put it ... there is no bank loyalty. One time the conditions are good, the next time they are not, and then suddenly there is no room for negotiation anymore. It is a give and take, but the bank often values loyalty—or let's call it accommodation—just as little as the customer does.
