People are strange. The property belongs to you from the first day, and not only when the land charge is deleted. And you are debt-free with the repayment of the last euro. Also completely independent of a land charge.

I only know that we had a few difficulties when we wanted to sell the inherited house from my grandfather with an existing mortgage, which, however, was completely paid off. The removal had to be confirmed by the former bank first, which only worked so smoothly because my aunt went to school with the bank people and it went through a simple official channel. Nevertheless, it took time and by the notary appointment the matter was not finalized. As toxic already wrote, there is no reason for the actual owner to cancel this mortgage.

The problem with Payday apparently lay with the missing (disappeared?) deletion authorization. Wherever that happened.

Of course, one should not "lose" important documents.

We were now able to manage the combined registration. The bank can get the necessary documents to the notary quickly enough, and fortunately there was still an available appointment at the notary at the end of the week, just in time before payment is due. Although this slightly accelerated the decision-making process, I am not unhappy with our choice; Volksbank has been a very pleasant partner so far, and the conditions are suitable. Changing the financing later would probably not have been cheap due to the different types of land charges (Buchgrundschuld to Briefgrundschuld).

Assume that you will be a few days older by the time of repayment. You won't get a loan anymore anyway. Unless by then they continue to tinker with "consumer protection."

clearly, how is one supposed to know where the deceased stored these? they were definitely not in the safe deposit box. we did not find them, so the cumbersome route had to be taken. and that can theoretically happen to any heir.
