Ceiling spots in a concrete ceiling - very expensive from the developer - your tips

I always get stomach pains when the ceilings are full of holes where spots have to be installed later. I always wonder: what if I don’t like the spots someday??? That’s why we decided on (high-voltage) surface-mounted spots. If we don’t like them anymore, all we have is a hole in the ceiling with a cable coming out. That can be closed without much effort.

But since I don’t really like those bulky surface-mounted spots either, we chose different spots.

They are also adjustable and, if desired, with dim-to-warm technology, where the light color stays warm when dimmed (which was important to us in the living area). They come in white, chrome, and matte chrome. Not exactly cheap, but you don’t need holes in the ceiling and you stay more flexible for the future.

Then you can always still suspend the ceiling or have it plastered again.



We have over 80 spots and paid 35€ per pot. Suspending is not cheaper either when you calculate the additional materials and labor.

35€ is also a bargain. It’s available, of course.
The pot already costs 20€ in materials, depending on the model (size, tunnel, with mineral fiber board, etc.). Added to that is detailed planning for positioning and installation. Mentioned reject rate, risk of positioning errors, and so on.
Pipe, cable, the actual spot, and electrical connection on top of that.
“Turnkey” per spot I would reckon with 100€ at the general contractor. All in. With a super fancy spot, of course, more.

Cable and pipe are of course not included there. That is only the price directly from the concrete plant. I think if you add everything together, one costs us about €60 including the light bulb and frame.
