Hello everyone!

As you know, I am in the design planning phase for our single-family house - luckily finally to the point that we will soon be ready to apply. I would like to calculate the construction costs myself, the architect somehow isn’t doing it, so I have no idea where we currently stand cost-wise. I would like it a bit more precise than sqm x €...

Can you recommend a tool, software, spreadsheets, etc.? It can’t be rocket science. I have read up on cost groups, the construction cost index, etc... but what is the best way to proceed? Thanks GD

There used to be a pinned thread here with a lot of things listed that you should consider / plan for?
I can't find it right now, was it deleted?

I can upload my Excel file as an example. Basically, every construction project is individual, so the points that cost money are always individual as well. I advise you to create an Excel sheet for your personal project and refine it step by step.
My planning is for northern Germany/coastal area with peaty soils, so here load-bearing capacity is more of a problem than slope and rock - so make sure to separately inform yourself about your foundation costs.

Edit: Numbers in the screenshot are just entered as examples. :)
What is missing in my calculation is the budget for landscaping (GALA construction). I would advise everyone to include this if there is any buffer left.
Soils and carport were not in the calculation because they are included in the house price. If you plan not to build turnkey, I would plan the individual trades with a separate Excel sheet each and transfer the value of the current planning via reference to the top sheet.

My contribution above was meant seriously. On the one hand, costs are currently changing almost daily, so a table from last year is only conditionally helpful; on the other hand, there is no standard price for flooring, so rather say exactly what you want to know, then you can be helped.

We had transparent offers made for the trades and were then able to calculate well with the material variables. The architect's cost estimate for the house was initially off, but when the civil engineer and carpenter were on board, the calculation worked quite well. In the end, I stopped calculating because everything stayed within the financially safe range for us.
