Can a covered terrace be counted as living space?

Hello everyone,

we are currently at the stage in our planning where we have submitted the building notification. Now the city says that the terrace roof, which is a separate component, therefore cannot be counted towards the number of floors. The counting can only take place if the roof is clearly a part of the house, e.g. a shed roof or extended ceiling slabs.

Since the building regulations do not allow 2 full floors, we wanted to achieve the value by means of this terrace.

now to my question..
are there any further possibilities regarding the two options mentioned above so that they can be counted towards the living area?

Original idea! Don’t you have an architect? Regarding your question about the number of stories and possibilities, the upper floor is missing; sections and/or elevations are not really necessary. Otherwise, just reduce the KS. By the way: the design is not well thought out: a sofa area as a passage room is not great for everyday living.

Without an upper floor, I see myself as the only reasonably qualified person to add that a covered outdoor seating area remains an outdoor seating area and will not be fully credited. I also do not understand why builders repeatedly believe that a limitation to only one full floor is an invitation to circumvent it – no, it is the declared design intent of a municipal council. There is no human right to a straight-walled upper floor.

Understand your problem. But terraces are (partially) always included in the living area;)

That's exactly what I meant.. I phrased it wrong. So that the terrace counts towards the number of floors.
