Calculating land costs - who understands that?

Dear house building forum,

Please forgive me if this is a silly question, but we could buy the red-marked plot (975 sqm) from a private seller and need help with the cost estimation. The current BRW is 490,- eur. Is this completely for the entire plot, or is only the building area (20mx15m) used for the calculation and the rest valued lower? Many thanks for your help Sabrina

The standard land value refers to the entire property, so in your case 490€ x 975 sqm. However, the standard land value is only an indicative value and is calculated from past sale prices. The current sqm prices can vary greatly depending on the region (upwards).

Is there already a house on it?
I can't identify any property at all, so no property boundaries.
Your cross is not within the buildable area. Are you being offered a [Pfeifenstielgrundstück] there, which is not buildable at all?

It is a slight slope. Currently, there is a dilapidated house in timber frame construction on it. Unfortunately, the owner has not repaired anything in 40 years, and renovating would be more expensive than demolishing and rebuilding. The property borders a small stream to the northwest. I have marked the other property boundaries. We do not have precise plans yet, as we are still negotiating the price.

It is already quite a treat of a plot - a nice size, grown-in, and then a stream... structurally, the place also seems to have something to offer. Village center and not far from Lake Constance.

How expensive are other plots there?
The standard land value is a guideline - if the market has been driving 600€/sqm here for years, then that's how it is. But it could also be cheaper.
For a house ready for demolition, the house usually has a negative price, namely the demolition costs.
There would also be a bargaining approach regarding the permitted floor space ratio - because it really only offers a bungalow with a roof, or a gable roof house with a roof pitch of 18-32 degrees.

In Frickingen, a plot of land is for sale 700sqm/400000... apparently, you can build a 3-storey building on it.

In Heiligen... 700sqm cost 180000, comparable to yours. The cheap one there in the village is land designated for future development.

In your case, theoretically, a semi-detached house would be allowed, but if you read l +S, due to the "small" floor area ratio in relation to the building envelope, the plot is only suitable for a single-family house.

Therefore, developers or investors will probably stay away from the property in this case. It is not interesting for them.

In this respect, you would have a good chance to compare it with this new development area (minus the demolition work).
