Buy two plots of land... Please advise!

Hello, dear forum members!

We urgently need advice on a, as we find it, somewhat tricky question regarding the purchase of two plots of land and the subsequent house construction on them. I hope my post is even in the right section.

I am also aware that no legal advice is offered here, let alone binding advice, but I would still be interested to hear how the members of this forum see our problem and if they have any suggestions for solutions.

The following situation:

We are currently being offered TWO building plots for purchase.

One plot ("Plot 1", size 1000 sqm, currently undeveloped) is supposed to cost 300,000 Euros. According to the broker, there is also the possibility to buy "Plot 1" and the adjacent "Plot 2" (also 1000 sqm, currently with an old single-family house, rental income approx. 800 Euros) together. The price for both together would currently be 400,000 Euros (bidding process).

We had actually planned to build a duplex on "Plot 1" and have already found a nice family who wants to do it with us. We had intended to take 600 sqm of the plot; our partner would have agreed to 400 sqm and would have been willing to pay a price of 300 Euros per square meter.

Now the opportunity arises for us to acquire "Plot 1" and "Plot 2" as a package.

The plan would still be to build together on "Plot 1" (as mentioned above 60/40) and to sell "Plot 2" again as soon as possible so that someone else can build new there.

What would you advise us, how could this best be done? How could something like this be regulated notarially?

The two properties will have different plot numbers. This way you can sell property 2 relatively easily again. However, it only makes sense if you can sell it at a profit?! Otherwise, the action is not worthwhile. This means property 2 must be worth at least the purchase price + additional costs on the market. Due to the existing building, this may or may not be the case?! Surely you can assess this better than an internet forum.
Purchasing as a package only means that you acquire both plot numbers, but not that they are automatically merged. The resale should therefore not be a problem.
You must/should then have property 1 divided and get 2 instead of one plot number there.

Please note that income tax will also be incurred on the difference between purchase and sale.

And if it were that easy to sell property 2 at a profit, some would have done it before you. Especially the real estate agent would have recognized it a long time ago and sold it.
