Good morning,

we are still relatively at the beginning of our construction planning; at the moment it is still unclear whether it will be solid construction or timber frame construction, which is why we are currently having various offers calculated.
This week we found a plot of land in our preferred location at a reasonable price, and I am now planning to purchase it using existing equity.
One of the planners, when asked, recommended that we not purchase the plot ourselves but instead contact him and he would then initiate everything necessary.
My question about this: do we gain any advantages from this or is it just self-interest from the seller because he wants to bind us?
The plot is reserved, and we have about 2 weeks left to make a decision. We have not yet decided on a specific plan.

Of course, the question for me is why you didn’t ask directly what his service consists of ....?

It can hardly be organizing the notary appointment, because – as I understand you – the plot of land comes from the municipality; meaning the draft purchase agreement is already prepared and accordingly the notary is known. Clarifying the building rights is also out of the question, since a valid development plan exists. Ergo, it can only be about compiling the incidental building costs.

In cases where, for example, construction must take place according to §34, I also offer to clarify the building rights for the interested party. But all this does not cost any additional money; it makes my work easier and protects us, i.e., our architects, from plans that are not approval-worthy. And – I don’t want to hide this at all – it gives me the opportunity to give the interested party an insight into our way of working. If in the end they decide against us, of course, I have dealt with lemons. On the other hand, I have to give every interested party the chance – beyond the necessary information regarding building rights, price, or contract design, which of course also has to be consistent – to get to know us, since we remain available as an additional contact until move-in.

As a potential builder, I would only delegate the duties incumbent on me if my gut feeling supports this step!

Does the planner belong to the construction company that is supposed to build for you?
Then that means *ka-ching* property transfer tax not only on the purchase price of the property but on the entire construction project.
Actually, the planner's suggestion only holds disadvantages for you.

P.S. the advertisement at the bottom is annoying.

With all due respect - that is nonsense!

The original poster can acquire the land at any time and without the supplier's involvement. In addition, the original poster can already prove that he is in negotiations with various suppliers.

So please don't stir up fears where none are necessary!

Ask the planner what that is supposed to mean. He wants to sell you a service, so he has to explain himself.

Buy the plot of land yourself, then you are more flexible and do not commit to a construction company already now. I see no advantages if he interferes in the purchase of the plot.
