Buy land with wasteland? How to use wasteland?

Hello,

unfortunately, I don't know where else to put my question...

We are interested in an 890 sqm plot to build a detached single-family house on it. However, about 200 sqm are fallow land. It borders a field. Unfortunately, the real estate agent could not tell us whether the fallow land may be fenced, planted, or built on with a garden house.

Are there legal regulations regarding this? Does it vary from place to place? We don't know where to find out about this.

Also, it would be great if you could give us your opinion on such a divided plot. Are there any disadvantages?

I don't know how expensive the property is or how much the broker pockets, but for his money he could definitely do a bit more than absolutely necessary. I mean, to look beyond the obvious, but unfortunately most are not like that.

Hello Totta,

Brachland can mean all sorts of things. From abandoned farmland to formerly industrially used land to economically unprofitable scrub.

What you can and may do with it in case of doubt can certainly be told to you by the responsible building and/or property authority at the city, municipality, or district office.

However, I also have to agree with toxicmolotow - the real estate agent earns his money from the sale of the property - so it is only normal that he takes care of your questions.

Although I must honestly admit that I would personally rather inquire directly with the authorities - then I definitely know what is possible and what is not...
