That is correct, on average the price per sqm is €210.00/sqm. Only ...

... this calculation in my opinion still does not add up!

The plot share should be around €25,000, the house price for 120 sqm (simple standard) around €174,000 - totaling €199,000. The remaining €11,000 in the offer is by no means enough for incidental building costs; especially not for flooring and painting costs. If the offer is from a developer, I would strongly advise you to have the €210,000 "without any ifs or buts" fixed in the purchase price, otherwise, the "small print" will later bring a nasty surprise for you. There is nothing more expensive than a refinancing ;)

It is an architect-designed house at a fixed price. Will it really stay at this fixed price? Is it even possible to offer houses at a fixed price if they have not yet been built?

Fixed price is so vague. Get it in writing, as the construction expert wrote, that the 210,000 is the absolute cost and that you don’t have to pay a single cent more to call the house your own. I bet then the wording will already become vaguer and additional construction costs will be mentioned. Taxes and fees. As a layman, you need professional advice that reviews the contracts and knows which items are missing in the contract or vaguely formulated. If you search on YouTube for real estate and scams, you will see some extreme cases that also assumed a fixed price and then failed due to additional financing of more than €50,000.

In any case, I would be very cautious. Especially on these real estate portals, many use cheap bait prices to get buyers to sign. Just your plot of land will probably cost around €30,000 with all additional costs. Additional construction costs are usually estimated at around €20,000 to €40,000. Whatever remains, with reputable providers you will barely get a shell house for that amount… Check who commits forever before it goes to the bank :)

Yes, it is.

BUT - the fixed price always refers only to the pure house and the construction description (BB) underlying the contract for work along with additions (ZV). => anything not included in the BB or the ZV is considered not purchased!

I would also recommend that! Better to have it secured again than to experience a nasty surprise later ;) A friend of mine had a similar situation recently, after checking the contract several discrepancies on the seller's part came to light - so be careful!
