Buy a single-family house - mortgage a condominium unit and sell it later?

Installment house: 1200
Installment apartment: 800
Rent: 1200

Minus tax on the rent and what else comes up, in the worst case it breaks even cost-wise.

He does generate income from the rental which is higher than the repayment of the apartment. Or did I just end up in the wrong thread?

Here you have determined that in the end there is obviously a small surplus. That means in daily life he is not financially burdened additionally even though he keeps the apartment and steadily builds capital. So what speaks in favor of selling except the fear of "stress"?

Yep. You are.

Option A: Sell apartment and financing "only" €300K with planned rate €1,500
Option B: Keep apartment and financing €700K with rate at least €2,700, but with a surplus from the apartment of €250

Are you assuming the €2,700/month ONLY for the house? Then you are right.

Yes, of course. The original poster says that he wants to cover the €300k for retirement and that they cost him €1,500. For the additional €400k (which he necessarily needs if he keeps the apartment), he also has to pay properly. And over 40 years of term it will be difficult, so a bit more than 1% repayment must be included (I calculated with 1.5% interest and 2% repayment). For that, he has no debt on the apartment. You have to be able to afford rented apartments. They are not always easy money, but you actually have to calculate carefully.

Thanks guys for the discussion.

Yes, we want to be done with the loan in 20 years. We are not a "gambler household." We just want to live with our 2 children in a nice little house with a garden. The children should be able to go to university (if they want to, of course) and also receive something from us for the start - no debts ;).

We had to work everything out ourselves (parents abroad) and know how hard it is to start literally from scratch without any help.
