Bungalow Idea Generation: Small Plot Possible?

Hello,

my partner and I are in the process of planning our own home. We would be very happy to receive tips and tricks.

The construction is planned in Lower Saxony near Hanover. A new residential area is being developed. The development cost per m² should be around 175 EUR.
The desired house should be a bungalow with at least 120m² - 140m². However, this is not a "must" because the plots are not large. A house with 1.5 - 2 floors can also be built. The bungalow is part of the "idea phase" because living should be barrier-free in old age. A "normal" single-family house can of course be remodeled later, but you can/should already plan for "old age" now..... that's how we think.
It should be built turnkey. (Turnkey is a flexible term)
Whether architect / solid house / prefabricated house, we are currently visiting model house parks, looking at catalogs, and talking to local architects and construction companies.

The sizes of the plots are attached. They should be between 500m² and 560m² (difficult for a bungalow - but doable!?)

Which plot would be suitable for you and what do you think about the bungalow?!

The maximum permitted building height including all roof structures in the residential area WA1 is 9.00 m. Chimneys and antennas are exempt from this.

§ 5 Position of buildings
(§ 9 para. 1 no. 2 Building Code)
1. In the general residential areas WA 1, WA 3, and WA 6 the longitudinal axis of the buildings must be designed according to § 9 para. 1 no. 2 Building Code in accordance with the specified position of the structure. Exempted are garages and ancillary buildings according to § 14 Land Use Ordinance.
2. In WA 1, WA 3, and WA 6 deviations from the specified position of the buildings of up to 22 ° (to the south, clockwise) are permitted.

§ 6 Garages and ancillary buildings
(§ 12 Land Use Ordinance, § 14 Land Use Ordinance, § 22 para. 4 Land Use Ordinance)
1. Garages as well as ancillary buildings according to § 14 Land Use Ordinance are only permitted outside the buildable areas if they maintain a distance of 3 m from public traffic areas. Fencing is excluded.
2. Garages as well as ancillary buildings according to § 14 Land Use Ordinance must maintain a distance of 1 m from water management areas (stormwater retention basins).

§ 1 Roofs
1. Only gable, hip, half-hipped, and shed roofs with a roof pitch of at least 30° are permitted. Ancillary buildings according to § 14 Land Use Ordinance are exempted.
2. Lower roof pitches are permitted if the roofs are designed as green roofs.
3. The ridge must be aligned according to the longitudinal axis of the buildings. For row houses, the longitudinal axis refers to the entire row of houses. Exempted are subordinate building parts and roof structures as well as garages and other ancillary buildings according to § 14 Land Use Ordinance.

There are a few that come close to 600 sqm. You need one like that. Do the math. 120 sqm living space. House gives roughly 150 sqm footprint for the bungalow. Terrace adds 30 more, making 180. 600 times 0.3 is 180. There is no room for error. Karsten

According to this calculation, there is no space left for a garage.

Garage/carport did not count here. Otherwise, it would not have worked with our 570 sqm of land either. The house has a floor area of 135 sqm. Plus terrace. Floor area ratio 0.25. Karsten

I find this age still too young to anticipate one’s needs in thirty to forty years. At 66 years, that’s when life begins – or you might want to go to Paris – to quote Udo Jürgens twice. The idea of "oneself in old age" as "maybe in a wheelchair, but at least with osteoarthritis" strikes me as wishful thinking. Those who are already in their mid-50s, in my opinion, think "conversion-anticipating" appropriately – but twenty years younger, I see the signs relating to "old age" rather as "building again."


I read

as an indication that two full stories – even if permissible – are rather not desired by the fathers of the development plan (?)
