Bungalow Idea Generation: Small Plot Possible?

If you can buy 600 sqm, do it. Ground floor is never wrong at any time. Holland is more comfortable than Berchtesgadener Land for pedestrians. Clean the gutter, paint the overhangs, everything is better in the bungalow. If it fits, do it. There is no nicer living, the comfort gain compared to a townhouse with us is striking. And I can still do 30 minutes on the interval stepper, so I'm not disabled. Karsten

With age, I agree with you. The needs are too contradictory, and today people don’t necessarily build more for life, precisely because of that.
However, if one can, it’s also good.
I rather see the 30-degree roof as a visual problem... the roof becomes much too high, often doesn’t look nice.

Regarding the floor area ratio and the plot ratio, I don’t see the problem with two full floors.
Let’s take a 500 sqm plot, in a two-story building you can have a total of 225 sqm.

With 560 sqm, you are allowed to build over 168 sqm of the plot, which results in about 140 sqm net after deducting wall thickness, including the terrace, just as roughly calculated.
