So you can quickly forget the life wisdom of others. I work in administration and have learned nothing else. At 24, I bought a [laut Kaufvertrag] ruin. I then renovated it mostly by myself. I found a wife, kids, etc., etc. And if that hadn’t worked out at all, I would have rented it out or sold it. So what? By the way, I have sold it by now because we bought something bigger. There is always a solution. It’s purely your own decision. Regarding finances: it’s going to be really tight. You surely have advantages since electricity/water etc. can come from your mother. I would probably suggest that you get an offer from TuC. Then have yourself advised regarding the construction service description. And see what else comes with it. AND what is not enough for you. Then you’re already further along.

First of all, many thanks for the numerous responses. At the moment, I am totally enthusiastic about the idea – but I tend to get excited fairly quickly anyway.
Attached is a completely unprofessional "site plan."
99 sqm main house, 62 sqm is an attached terrace, the long area with 70 sqm is supposed to be a paved driveway (already partially paved and the width at the narrowest point is about 3.3 m).
The marked 41.6 sqm is supposed to be a parking space for 1-2 vehicles and the 62 sqm is the "footprint of the house." All very, very rough and unprofessional.

But what is now giving me headaches: Is that really too little space?

For me, this is currently a great prospect... later on my mother could theoretically even move into the "small" house and I go into the "main house," for example if children come. Since the ratio is great and my mother is supposed to work later (retirement) as an employee in the office (office in the granny flat of the main house), this fits – at least according to my line of thought – well.

Nothing is as easy as I hoped.

I would actually choose the floor area a bit larger. Otherwise, the room layout simply becomes difficult. The hallway and the utility room cannot become "infinitely" small, no matter how small the floor area is, and then every square meter that is missing from other rooms hurts.

How about if you put a TinyHouse there? In an emergency, you can also take it with you again! My aunt is doing that in my dad’s backyard!

Hello Chief123,

in general, you have to know that the people in this forum tend to be rather conservative and extremely pessimistic. Luckily, I only discovered the forum after I had already started building.

I don't know exactly what "Umland von Köln" means to you, but it sounds like a certain value of the property. The most expensive thing about building, especially in the outskirts of big cities, is the building plot and not the house. Since you practically have the property secured for yourself and it will still be there in 1-2 years, I don't necessarily see the need to carry out the project as quickly as possible. You can also wait a few more years, maybe find a partner and then plan everything else.

Maybe by then the entire construction industry will have cooled down a bit again... (or exactly the opposite )

We also built our house for well under 300,000 euros (without the property), but it is actually very standard on the outer edge of the Ruhr area. It is all possible.

Don't stress yourself and don't take the comments too much to heart.
