The whole project is complete nonsense. Building a house with 120m2 on 85m2 I consider unrealistic. Also, building as a single person in mom's garden is just a nightmare. And then the young age. The low budget. Lack of construction experience.

Oh dear, please file this away and never think about it again...

Phew, I really didn't think it would be so utopian.

As far as the budget is concerned... I set it as a rough figure. I could certainly increase the installment to €1,500, which would definitely increase the budget - not insignificantly. I think with about 10% equity and the installment, the budget would be quite okay, considering that I still have a lot of time to pay it off. But it probably wouldn't be worth it to me then.

I am professionally tied to the area and cannot imagine moving away because of "love." Even so, one would surely be able to rent out the house. The prices per square meter here are just under €10/sqm. I actually saw that as a kind of solution for the worst-case scenario.

Furthermore, it wouldn't be house to house; there would still be garden left. Even the building area of 85 sqm didn't seem that small to me; I was thinking of 60 sqm ground floor + 60 sqm upper floor – that doesn’t fit? By the 85 sqm I mean the "space for the house"; there is still green space around it. On the sides, if you fully utilize the 85 sqm, there is >3m distance. The total undeveloped area is 450 sqm.

I wouldn’t have thought the prices would be so high. The land prices here are €350 per sqm. That almost makes it impossible to stay under €500,000 without having a plot.

It is always a question of what you consider the minimum standard. If, for example, the standard at Town & Country is sufficient, you still have to add floor and wall coverings, the essentials for the exterior area, and something like a kitchen. Then there are additional costs such as extended earthworks, house connections, etc. Depending on the condition of the plot and the selected house type, you can certainly come in under 250k. But with significant upgrades, that's unlikely.
