Building with an architect - really cheaper?

Is it possible to omit such a point from the HOAI, or would an architect agree to that and then take over the construction supervision? And what does the general contractor say about that? Also, that probably costs more than if the architect does everything right away ...

Why do you think so? There is a budget that the architect has to adhere to, right??

But the companies offering houses off the shelf still have to pay their salespeople, and their model houses, etc.

Doesn't it then have to be very precisely agreed upon what is included in this price? One can quickly become overwhelmed with that. Or is a second architect then needed to check the first one?

The question of questions: What do you actually want? House within a house in timber framing or build Ytong yourself or prefabricated house or architect? First, think about what is possible on your property. If it's something special, the architect is the first choice. The construction method is a completely different topic – solid, prefabricated or self-built. And a third topic is general contractor or individual trades. You keep coming up with new (naive) ideas. Just go to the architect for an initial consultation and gather knowledge. So once again: What do you want to build. Without details, those can come later. What fits on the property?
