Building for 5 people... can I really afford it?

I can already tell that I still have a lot to learn. But that's why I signed up here! Thank you very much for all the information!

...Solid houses are more my thing anyway. I only heard from colleagues who built with Bien-Zenker that it was so affordable. But after all, they took the smallest house and put it on a concrete slab. And even then, a lot went wrong.

One more question: If I receive a plot of land from my parents as a transfer. Does that count as a gift, so tax-free (I read something about under 400,000 euros), or should I buy it for 100 euros? Are the notary fees calculated on the entire house or only on the plot? I hope no real estate transfer tax applies in this case...since there's no house on it yet that could be included.

Hello Leon,
real estate transfer tax does not apply to a transfer within the family (but only direct descent = father to son, for example)! This is always the case, whether land alone or with a house.

I can confirm the worse rating by banks... these bankers are still living in the last century, because there is absolutely no reason why a prefab house should be rated worse. When ours is finished, you won’t even notice the difference. Durability is often brought up... well, as long as the house stays dry, it won’t break down, and in 70 years, well, nobody will want to live in it anyway... demolition. The advantage is, you can still burn the house for heat then

Our costs for our prefab house:
House on slab (just under 150 sqm) 235,000.
Additional building costs 42,000 (of which 20,000 are due to the land)
+ land.

See... my parents' house with nearly 1m thick rubble stone walls is already easily 150 years old ^^

Sounds almost like our current home. Unfortunately, the natural stones don't retain any warmth inside. Combined with a narrow, damp river valley without much sun, this makes the heating oil supplier particularly happy every six months.
