Hello forum,
First of all: The problem I am about to describe is very annoying but probably due to our inexperience.
We have bought a plot with a specified building envelope. The envelope is relatively large. However, we overlooked that the shape is rather unfavorable. We had everything checked in advance, but we actually missed this point.
We are planning a townhouse with a living area of 180m² ([Wohnflächenverordnung]). The floor area is intended to be square. Due to the curved shape of the building envelope, the architects said that it would probably not be possible to achieve the entire living area as planned.
There is the possibility to apply to slightly exceed the building envelope. Then we would also get the 180m².
I now have the following question: I assume that a floor area of 100m² (i.e., 10 x 10 m) should be sufficient for 90m² downstairs and 90m² upstairs as living space. Is my assumption wrong? (I have also tried to consider the exterior wall thicknesses for WDVS)
Furthermore, does anyone have experience regarding how far one is allowed to change or exceed the building envelope? Our plot is relatively large (856m²) and we would like to "move" the house in the direction outside of the building envelope where we have no neighbors (footpath). The distance to the footpath would still be quite large. See photo.
What is your opinion on this? We are really perplexed and know that it's our own fault, but is the situation really hopeless?
