Building expert for inspection and handover - recommended?

Good evening, we have decided that we will buy a terraced house from Deutsche Reihenhaus AG. The houses are already being built, so you can no longer choose: TÜV or DEKRA inspection. We can only enter the house with our craftsmen - flooring & painter - after inspection and handover. Now the question / consideration is, I would like to have someone with me during the inspection and handover. I am not an expert and think stick to what you know. After research, I found out that we need a building expert / expert for something like this. Is it advisable to involve them for the inspection and handover?

Sure, why not. It's about a lot of money and these people bring the necessary expertise.

Great, would it still make sense to hire someone now since the construction is already underway, or is it enough for acceptance & handover? How do you find a good one, do you have any tips here?

I would definitely include one now, provided that he is allowed on the construction site by the client. If work is botched now, it may be too late later for a quick rectification.

I would make sure that the expert is publicly appointed and sworn in. A very good list can usually be found on the IHK website in the expert directory (best to google it).

I am also looking for a building surveyor – the costs depend on the number of appointments or inspections you want. We also want construction-accompanying quality assurance by an expert so that they can address defects early after the corresponding construction phases.

We have aligned the appointments with the installment payments of the developer. Since we have a basement included, we are planning the following appointments:
1. Completion of the basement and foundation slab
2. Completion of shell construction work including roof
3. Completion of sanitary facilities, electrical installation, heating, and glazing
4. Pre-final inspection

After point 3, the tiling work in the bathrooms and the exterior facade would follow – this should be manageable within the framework of the final inspection, since there were control appointments beforehand.

As for the costs – they apparently vary greatly depending on the region. In the Rhine-Main area, about €3000 can be expected. Here is an example:

    [*]Construction-accompanying quality assurance by an expert: €320 per on-site appointment
    [*]For the acceptance of construction services of a shell construction: €540
    [*]For the acceptance of construction work on the occasion of a turnkey handover: €760

In addition, travel costs and costs for the preparation of a written report will be added.

I am curious what the experts here can say about the prices mentioned.
