That despite the wording in the contract (see above, I typed it out) the handover of the keys can be made dependent on the payment of the final rate - that is really strong stuff. 3 months is really a long time for defect rectification, but it was included that way in the contract :-( it will be difficult to change that. I would definitely include a deadline for defect rectification. 3 months is already very long here! Final payment: it's in the word itself. When everything is finished. That means, if the outdoor facilities are still missing, this is a remaining service yet to be provided. Therefore, everything can only be paid out once everything is completed. The money you withhold until the end must enable you to finish the work yourself with other companies if necessary.
