I want to buy a semi-detached house from Werner Wohnbau in Wixhausen.
A whole semi-detached house, not just one half? - at least to rent out one of the halves, then?
I still have not reserved it. but I want to ask about the special wish list. [...] Do you know the price for that? and if we can add a special request after the notary and bank approval
I assume that at the notary appointment (for the land purchase), where probably the construction contract will also be concluded at the same time, the selection of options from the special wish list does not have to be fixed yet, but the special wish list itself belongs to the documents disclosed in advance. The prices will also be listed there. However, I recommend getting a sales consultation about this beforehand. The financing should also be "in place" beforehand.
I want to add underfloor heating and electric shutters as well as the attic stairs.
By "attic stairs," I suspect an option is meant to choose between continuing the staircase into an attic studio and settling for an attic storage space with a pull-down ladder?
I do not know the selection specifically for this project, but usually with offers of this construction pattern, there is no choice regarding the underfloor heating: standard on the ground floor, but never on the upper floors. This is due to technical construction reasons related to floor heights, stairs, and floor build-up heights. In bedrooms and hallways upstairs, floor tiles are regularly not planned but rather carpeting (often also a “builder’s position”). Shutters are usually optionally electrified (prewired) but not electronically controlled. As said, this property class exists in "Economy" and "Economy plus" but not in "Advanced Superior Platinum." Those who consider full smart home features, large-format tiles or the like crucial are "in the wrong movie" with a serial terraced house – a semi-detached house is ultimately just a row of two end houses without a middle house in between.
Offers like this have a clearly defined target group: young families for whom this is their first own home (and who will likely put it back on the market once the kids go to university). Everything you need, without cream and without gold trim. Yvonne calls it a starter property, I call it a transitional house.
