Great tips! Thank you very much! Own contribution except for house connections and maybe setting up the basic framework is planned anyway.

With the Energy Saving Ordinance, something new is probably coming in 2021 (EU Nearly Zero-Energy Standard). I will get into it.

Is that expensive? Where do you live?

As far as I know, that is still the case. You do have to comply with certain limits.

But for development charges, for example, it doesn’t matter whether you build 500 sqm or 25 sqm. It just drives the sqm construction costs significantly higher for small huts.

Seen today: 90sqm, 120sqm plot, built in 195x, mid-terrace house, worst energy efficiency for 250,000 EUR. You hardly have any freedoms, yet still have to renovate and insulate everything. I find that expensive by comparison. Living in West Hesse.
My plan: max 80,000 for the plot (>450sqm), 15,000 for a double garage, and 70,000 for the house including all connections (it's only electricity and sewage, as no gas is needed) = about 170,000 EUR for 70-80sqm.

I like the plan, but whether it is feasible to implement?

Mine was also initially a rolling tiny house for 45K.
You can see where I ended up (I don't regret it so far, but apart from the planning and thus 50K additional costs, no work has been done or money spent)

What I mean is: You underestimate the amount of additional construction costs!
Plan realistically. Don't "beautify the numbers"

My plot: 308m² for 104,720 € in NRW (25km to Münster)

Compared to your plan, it is expensive, that is true. However, absolutely speaking, the mid-terrace house doesn't really sound expensive.
For example, I offer a mid-terrace house with 129 sqm living space + 240 sqm plot, built in 1970, small basement, "needs to be woken from a deep sleep" according to the realtor for T€ 569. It was once spontaneously the cheapest "small" house on ImmoScout. But then in the catchment area of Düsseldorf...

Honestly, I’m still wondering how I want to reach 1,000 EUR/sqm at all. Sure, you can install bathroom and kitchen for 25,000 EUR each, but we don’t want that and are already budgeting 8,000 EUR for both with a buffer. Maybe I haven’t included everything yet because of energy/insulation, but the 1,000/sqm is rather thought with incidental costs (without those I roughly come to 600 to 700/sqm). When I have gone through all items in a few days, I’ll post the calculation.
