You probably mean the questions to the acquaintances without internet. ;) However, the calculation does not seem very realistic to me at first, and if we assume 18 years of remaining fixed interest period, then the loan has only been running for two years? Or was it financed with a 30-year fixed interest period? If the former: Why does one come up with the idea two years after moving in that one does not want to live there?

With the question of whether we are playing "Simon says" here, in my opinion, we don't need to dwell on it ;-)

Only for those (few) for whom it would also make sense to build or acquire a second house solely for rental purposes while continuing to live in the current house – because that would basically be the same thing in green (except for tax details).

The pledge swap is precisely meant to avoid that.

We have had this regularly already, but I avoid the finance section like the 11ant avoids the cheetah pack, so I can’t provide you with reading tip links here. Among others, has transitioned by moving from a self-used single-family house in Sowieso to a self-used single-family house in Dingsda.

At the time of purchasing the semi-detached house, it was assumed that one would continue to stay in the Wolfsburg region and hoped to work for the company with the two big letters. However, things turned out differently, so that the partner accepted a position in Hannover within the corporation and the partner took a position in Hildesheim within the corporation. They do not want to endure the long commuting time in the long run and would like to buy a building plot in the Hildesheim area and build anew once again. Unless you have a better suggestion? The loan has a term of 20 years.

Oh, the rental property in spe is also a used house (I may have overlooked that) - well then, one might soon be able to look forward to the first major maintenance. Rental income does not equal rental profit, does one want to poke holes in the financing of the new house with that right away?

Well then... Anyone who wants to afford the luxury of changing a tendentially long-term plan after just two years must also pay for it - including capital gains tax in the event of a sale profit. I am certainly not someone who buys/builds a house for eternity either, but I have never managed to change my opinion so quickly before.
