So, apparently you have no more money to start over. For a new plot of land and house, you need a loan. Since you are already involved in one, you probably won’t get a new one. One plan would be to reserve a new plot with a new calculation, meaning everything planned out, and ask the finance bank if they agree to an OBJEKTTAUSCH. I correct myself: you can ask now if they generally do it. In fact, they only do it once everything is calculated and you are about to start building the house anew. They have to know what they are financing. The semi-detached house must then, of course, be sold. I don’t see a Plan B.

Speculation tax does not apply if we use the property for our purposes for three years. The idea from Ypg sounds good. First, talk to the bank. Wait and see if a building plot is available in the various communities. Thanks for the good advice ypg. Life is like a surprise bag.

It was still about two years just now. ;) But I think it’s commendable that you are now taking this on for your "befriended couple." :p In any case, I would also explore what a new interest rate could look like and whether it might possibly compensate for the VFE.

I am really annoyed by such a dissociative identity disorder, where within a week you have aged years, the household income doubles, or you know numbers of friends that you basically cannot know.

What is actually happening with your [Erbpachthaus]? Where dad wanted 100% in the land register?
