Boundary construction double garage/carport 6x9m Lower Saxony

we would like to build a double garage or a double carport with a shed and direct access to the house for our new construction project.

How is this regulated in Lower Saxony? A 6x9m boundary construction is allowed without the neighbor's consent, right?

But I think I heard about a maximum of 36 sqm usable area, with 6x9m it would be clearly too much.

So what is correct?

If I understand this correctly at a glance, there are two limiting factors: on the one hand the total area of 36m² as well as the 9m to a boundary.

If you deviate from this or exceed it, you need a corresponding permit. Important: if the garage is not on the boundary and maintains the minimum distance (usually 3m), then you can also build larger without involving the neighbors.

Hey! Finally, I can answer something too! We are placing a 9x6 m garage directly on the boundary. The 9 m side is on the boundary with the neighbor. The building application is approved, so everything must/should be legitimate. Lower Saxony, LH Hildesheim. Cheers

Then the garage should be a maximum of 6m x 6m, right?
