Hello!

Has anyone of you ever built in Frechen-Königsdorf by any chance? I would like to exchange ideas....

Not built, however almost bought twice. In both cases, we had a verbal commitment that was then withdrawn.

We have actually only looked in Cologne and have now very short-term – due to lack of options – also looked in Frechen-Königsdorf, and the very first plot there is a dream.

Since, as mentioned, we have not been very active here yet, I had hoped to receive practical tips about infrastructure etc. from users who know the area. For example, I have seen that there is no secondary school in the town and one has to go to Frechen-Stadt. Is the bus connection acceptable, etc.

Or also, how restricting can the noise from the A 4 be with wind coming from a different direction than yesterday and the day before? The plot is located in the southwestern part of Königsdorf. So far it has always been very quiet, but residents say it depends on the wind (which is understandable). On the other side there is a high embankment south of the residential area, which presumably shields a lot.....

I had also hoped to identify any potential deal-breakers of this district that might not be immediately obvious. Since some other interested parties are already in architectural planning, I might not have much time....

I have already exchanged messages with [Neu_Koelner] via PM. But of course I would also be happy if someone simply shared their impressions of this location in the open forum.

If it weren’t for the highway connection planned for 2019, this would not be an option. It’s a nightmare to struggle past the Rheincenter in the morning up to the ramp for the A 1. But I have to get to Rondorf. That’s almost perfect. I think Alfter, Bornheim and Brühl are not real alternatives. If someone has a comparison to Königsdorf, I would also like to consider it. I am not familiar with those three towns at all yet.

The region between Cologne and Bonn is, in my opinion, fundamentally advantageous in relation to Rondorf. The western part of Cologne is probably more burdened in terms of traffic. Traffic jams on the A565 Cologne-Bonn in the morning only start from the Rodenkirchen exit, as a backup from the exit to the A4 at the Cologne-South interchange.

Bornheim, Alfter but also Weilerswist and the entire region around Euskirchen are now considered good B-locations if Cologne/Bonn will be the daily commute to work. Many builders have also settled between Bad Münstereifel/Euskirchen, who commute daily with 30-45 minutes to Bonn/Cologne, but here enjoy the advantage of tranquility, space, and low land prices. This is becoming well known and is gradually also reflected in real estate prices.

thank you for your assessment. It shouldn’t be too far away either and we are also willing to pay €600,000 for a nice plot of land. So I will include the initially mentioned towns in the considerations. Nevertheless, I will look more closely at Königsdorf. The time until the BAB ramp in Königsdorf is finished would be very disadvantageous because you have to get on the A1 via Aachener Straße, but that is manageable. The A4 is usually quite free and if I can get on it from the house in 4-5 minutes, I would be considerably faster at my destination than from some Cologne districts.

I also contacted the building authority today. The possibilities they roughly allow within the framework of [§ 34 BauGB] fit. But of course they want to see an architectural plan.... I have the first real estate agent appointment tomorrow afternoon after previous visits without an agent.... let’s see... I’m staying on it because the location seems good despite the distance and the plot with over 1,000m² is simply phenomenal. Where else do you get something like this in the close vicinity of Cologne....
