One fundamental question remains: Are you building with a developer, general contractor, or architect, or managing it yourself? This also affects how the electrical work is carried out and what costs will be incurred.

Thank you for the warning and the advice. I basically agree with you, although in this particular case I would like to use the downtime, while I am waiting for feedback from initial consultation meetings and regarding the plot, to at least fundamentally inform myself about things that will sooner or later become relevant. I understand your argument, but I am not seeking a deeper understanding or making a decision here. And it would never have occurred to me to base the choice of building partner on marketing material or even the offered smart home solution ;) At the moment, it looks like GC/prefabricated house builder. Doing it on my own is out of the question since I have neither the time nor the experience.

Make sure to get informed early about what options your construction partner offers. From my own experience, I can only advise addressing the topic early and definitely not relying on the idea that this issue can still be properly taken into account "during the selection process" or "you will handle it together with the electrician on site"!

That is already good and makes me happy, but I still see the danger:

That sounds so tempting like "then you have already taken care of it, sooner or later you will have to deal with it anyway." but: as long as you still have to keep basics in mind / have them, this is rather a counterproductive defocusing, that’s why I warn.

Right - this other extreme must of course also be avoided.

Build (then all the more) rather with an architect, and also have them do the tendering and construction management.

I would approach the matter differently and leave the various systems aside for now.

For me, the first step would be: What do you want to implement "smartly"? First decide whether you just want the things to be remotely controllable or really a smart system? Write a requirements specification and then first see how to implement it.

Funny, "requirements specification" and that it would first be more sensible also occurred to me today :)
