Addendum: Instead of building a 180m² villa for 1.3 million, one could sell the property and build something smaller. Without a loan, 1 million euros of equity are still available.

I can't understand the bank there either. The loan-to-value ratio is a joke, no matter how exactly you calculate it. Many people don't achieve such a good ratio even after 10 years.

It could be because people are different and so are their situations.

And the 15% is ridiculous, the official shopping basket has already been around 15% since 2021. With food, it's easily 25% price increase, with fuel still 30, 40%. Gas and electricity also over 20%.

Banks make it look good for people, they need customers after all. And the risk is well covered with 4% interest...

They hit someone with a low budget with the 3,500 EUR/m² price, just like those who bring enough money.
