That's bad. If your house should later settle, everyone will just shake their heads and offer no warranty because the builder did not provide them with the basis.

I have. I sent the report on the construction area to the civil engineer... a core drilling was carried out about 20 meters from my property. Here are the results

Does your civil engineer also take over the warranty without an expert report? We had to commission one, otherwise they wouldn't have done anything at all... Better have your contract read through again.

Building ground is the builder's risk; without an expert report, he can later attribute any damage to the building ground.

As already mentioned, if you have not conducted a soil survey on your property, you will have very, very bad chances if your house settles. A soil survey carried out 20 meters away does not interest anyone in court (if it comes to that).

Did YOU not know that a soil survey is sensible?
My shell constructor also didn’t want to do one! I didn’t care, I did it anyway. Better safe than sorry! Because after that, he can’t make excuses anymore.
