For 1089 sqm building plot - I’ll count the bonus meadow as zero since it’s certainly not a disadvantage - that’s eighty euros and forty cents per square meter. I don’t understand where the question even is. The plot costs you pocket change and a lawn mower or a deal with a shepherd. I can’t believe it. For how much cheaper it is than outside of the sticks, you can easily pay for the fuel to work in Koblenz or similar.

Okay, then that is indeed current. But then it's just about whether you'd prefer this plot or one in the new development area. Unbelievable, here you pay 500,000 without batting an eye for a 400 sqm plot and elsewhere people find 150,000 for 3500 sqm too much.

What is paid elsewhere is completely irrelevant. It is always individual.

On the topic: the seller has given you a price. You can accept it, reject it, or make a counteroffer. Since there are obviously other interested parties, the price will probably be paid. No matter how the seller calculates something.

Well, plus 65,000 for the demolition of the old buildings. Then we're at ~140€/m² until it is buildable. That is already a lot for this area.



For that 500k for 400m², you also live in a metropolitan area with corresponding infrastructure, jobs, and cultural offerings and on average better salaries. Even though the difference is of course still glaring.

For this area, yes – but there are worse things than SIM on the license plate – and it’s still a price for which you’ll be called lucky here :) Am I right in assuming you haven’t looked around much here yet? – I’m always amazed at which godforsaken places behind Knieritz on the Knatter prospective buyers are supposed to lay down a shipload of ungodly money for their semi-detached towels. When I convert that into marks each time, ouch. But yes, we used to have an emperor, yet life goes on. What you’re supposed to pay here, by today’s standards – as perverse as they may seem – is almost a bargain. You probably have only 25 competitors thanks to the provincial disadvantage. Elsewhere, 40:1 is already “cheap” and you also have to be a local with school-age children and a member of the volunteer fire brigade to even apply (and still have to give it back if you don’t build within two years). How anyone can still find a fly in the ointment here is beyond me.

I wouldn’t hesitate long and would buy that.

For me, the price per square meter is of course not only significantly higher, but no one here would even think of deducting the demolition costs from the purchase price; instead, the buyer pays that extra out of their own pocket.
