It wasn’t about income at all. I didn’t mention any numbers either. One of my best friends acts pretty much the same way with significantly less income. If you have to get worked up about it... then please do it right: it’s 10k.

Guys, guys... what is wrong with all of you... especially Steffen...

I have held back so far but now enough is enough.

: You are not the measure of all things here. Maybe 3% of the German population are in your situation. With your attitude, it's probably rather 0.3% of the population.

You might know that with your attitude you would be better off in other countries (see UK/DK).

It should also be clear to everyone that Germans even tend towards absolute debt relief (beyond the economically sensible level).

But offering financing at this interest rate level with 1% is negligent and irresponsible. It is already difficult to calculate (estimate) the interest rates for 10 years in advance, but with 1% repayment, basically nothing is repaid after 20 or 25 years. By then, however, one has gotten used to the available income.

To bring the point back... you should choose a repayment rate of at least 2%, preferably even 2.5%.

A conscientious advisor should orient himself to a minimum of 5% annuity. You are currently at 3.5%!

Prepayments or not... not even one in five people in Germany use them!

That really gives me a lot to think about here. I think we will change the framework conditions so that we start with a 2% repayment. I currently see more critical issues on our side, since we don’t yet know 100% what additional costs the future house will produce (we have roughly calculated them, but those are only estimates). We definitely want to use the option of special repayments. Currently, we are also paying into a house savings account, currently for furniture etc., in the future it should then be used for special repayments. Further opinions / recommendations are very welcome!

I'm just saying that you can't say so generally "definitely repay 3% etc.". We currently have extremely low interest rates and there are indeed situations where you end up with more money with less repayment. As soon as the return is higher than the loan interest, it makes sense. Part of our financing is at 1%... I would like to repay 0% there. Unfortunately, the bank doesn't agree :)

And where did I communicate that I am the measure of all things? Please show me that. I approach the topic differently (return/cost oriented) and report on it. What's so wrong about that?

"Prepayments or not... not even 1 in 5 people in Germany uses them!" <--- may be. That brings us back to the topic of discipline. Every adult should be able to assess themselves. Anyone who has a problem with discipline should of course choose a high and appropriate repayment.
