The wish would be 125sqm with a basement or 150sqm without. Quite a simple single-family house without frills like bay windows or similar. Gable roof. Prefabricated or solid house is still open. We are not opposed to either. We do not want underfloor heating, for example. Photovoltaics should be included. A fireplace would not be strictly necessary. Is that enough information or more detailed?

No, but you wanted to know whether the financing is feasible for you and whether the property counts as equity... therefore:

- If it is not paid for, then it is not equity.
- The property has to be paid for somehow and the bank is very interested in that, because if suddenly an additional installment appears from the private loan, it worsens your household budget.

And once again, as a well-meant tip... before you privately agree on anything, talk to a tax advisor. Private loans have some pitfalls that can end badly... the tax office might suddenly impose an interest rate that must be taxed or it might suddenly count as a gift...

I would leave out the numbers. We have a similar income, but currently only my husband is working. Well, we have 2 children (which cost quite a bit), but it's already tight. Our repayment is €1050. I just had to cancel the summer vacation again because it simply doesn't work right now. We have only financed €239,000.

So from personal experience, I would leave it, because the land is still added and at the latest when a child arrives, the house of cards collapses. For us, it will soon ease up as I will be going back to work soon. But in the long run and in your case, prospectively because of the children, even worse... no, I would advise against it. I don't want to imagine the mood that will prevail when the desire for children hits with full force and then it can't happen because you have to pay off the house. Sorry to say it so bluntly, but in this case I really see it that way.

Well, it gets really tight with children, but you still have time. Compared to you, we have a net income adjusted for private health insurance of 4,700€ with 2 children and easily finance 200k as the remaining amount. What gives me a stomach ache is the house and the hillside location. Then with or without a basement. Everything is very vague and can mean a lot of money. So before you buy anything, I would talk to a general contractor to find out what is possible on the property and what it costs.

I would definitely not rely on the salary and would continue renting. The salary is solid, but unfortunately not high enough at this early stage. We also pay off €1100 / month, but also earn €1000 more.
