Assessment: Cost of house per sqm in Bavaria

Dear congregation,

I hope I may ask you my question here. We are currently in the planning phase and want to keep an eye on the budget. May I ask with what price per sqm we approximately have to reckon for a single-family house in Bavaria (the pure house costs, without incidental costs, outdoor facilities, and land). It would be important for us to have solid construction, underfloor heating, roller shutters, and a fireplace. Otherwise, good standard, but nothing exaggerated.
I hope my question is not too vague.

Currently, it starts at 2500 euros per m2. Basement extra.

But I really only meant the pure costs for the house without earthworks and so on...

Yes, that is clear :). Multiply by m2, then add [Nebenkosten], [Keller], [Garage], [Küche], [Garten], etc on top.

We are a bit cheaper than the 2500€, but with a lot of own effort.

But Bavaria is not just Bavaria. In which part are you building?
