Assessing the affordability of home construction and criticism

Hello dear community,

I have been dealing with house construction for some time now and would like to have your opinion on the feasibility of the undertaking. You will see that our monthly costs are currently relatively high, although we live in MV where the cost of living is relatively low. But we live well and lack nothing. I mean, 1-2 years of tightening the belt would be possible ;)

The situation is that I bought the plot of land last year, which is a little more than 1/3 paid off. And now I am considering whether to build this year, or towards the end, when the probation period at the new job is over in September (before that I will only get offers but certainly will not sign anything) or postpone it a few more years hoping for a better building situation.
Offer from the builder already exists:
Air-water heat pump, photovoltaic system with storage, KfW 40+ solid house, clinker, 140m2 footprint.

    The question is also whether we build now or in 3 years, when my girlfriend has finished her job and is out of probation. Another difficulty is that she as an Australian does not yet have a permanent visa and the loan will initially be in my name

1. Funding costs will be reimbursed afterwards, but you have to advance the money.
2. For kfw40+ it will probably be a 4kwp photovoltaic + 3kw storage. Total humbuck, better either really big or not at all.
3. The house costs seem too low to me. For kfw40+, something over €2,000/sqm hardly fits. Especially not at the moment.
4. The kitchen will hardly be financed by a bank, as it is movable property. You have to cover that yourselves.
5. If your wife finishes in 2 years, 1-2 children will probably follow and even more costs. Everything calculated?
6. I find all of this hard to implement.

Well, when she finishes, we will be moving around €5200 net anyway. Or rather, I get about 2-3% salary adjustment every year.

It’s then a 4kwp system with 5kw storage

and the offer is based on KfW40 plus

Keep paying off the property, save diligently, and later you can really get started with two incomes – you have age on your side. Then the situation with construction costs might already look different. Trees are famously not growing into the sky, even if some people really want to believe that.

A couple of uncertainties too many.

For example, probation period, visa, not married, job for the girlfriend....

House construction costs can definitely be underestimated. Many things are included in the offer that add on top. Or things that are not included and also not mentioned.

Enjoy a few more good years, pay off the land and then, once the future wife has visa and job in hand, plan further.
