Arrangement of house on building plot; orientation of the house, opinions

Hello,

we (family with 2 children) want to start building the house next year - once the rezoning is done.

Before the initial meeting with the architect takes place, I would be interested in your opinions/ideas regarding the arrangement of our house & garage on our future building plot. A few details:

- Attached you will find the building plot including dimensions and where the driveway is located (the image is precisely oriented north/south)

- The house will be rather rectangular, about 13 by 9 m (2 stories with a basement)

- Garage for 2 cars and still space for bicycles, etc. (about 8 m wide). The garage should be built directly attached to the house

- Spacious terrace with pool

- To the north (stream) and east unbuildable. Adjacent residential houses to the south and west (a new house is also going to be built here soon)

- Orientation of the house (e.g. garden, etc.) towards the south or maximum sun

I do not want to add any further preferences now, as I am actually interested in your opinion/idea on how you would arrange a house here.

The question for me is: what does the [Bebauungsplan] say?

Only requirement: 3m distance to the property boundary (up to the property boundary possible for garage). The rest is flexible.

Move the house to the north, rather northeast, so that there is plenty of space in the south for garden, terrace, and pool. Garage west of the house. Driveway to the garage runs directly along the western boundary. Main entrance on the west side.

Disadvantages:
- relatively long driveway and also utility line route
- when sitting on the terrace, you always have the driveway in front of you (but this does not have to be a problem with appropriate design)

Advantages:
- huge sunny garden with perfect south orientation
- you are far away from the future neighboring development

Also to consider: should the property be divided at some distant point in the future? Then do not place the house in the middle.

Exactly matches my (current) favorite! Since the driveway can only be accessed from the south, it can only be a compromise, and for me the optimal southern orientation (maximum "sunny garden") and the increased privacy matter much more than the longer driveway (e.g. about a 10 m difference between house in the north and house in the east).

Regarding the driveway in the west: I do believe it can be nicely designed structurally (e.g. beautiful stone wall or trees/shrubs) => then the garden would be visually and noise-wise separated from the driveway, and I would do that anyway for privacy reasons. Since the building plot is quite large, there will still be a nice, large garden.

Well, that’s also something that always runs through my head, how I could somehow integrate the north or creek with the beautiful, large trees (about 35 m from the northern plot boundary), but without losing the south garden. I still ended up concluding that I would place the house at most on the northern boundary.

Basically, I think the idea is good that you can actually already use the garage itself as an element to protect the garden.
