Hello "building beginner".
Let's put it this way: there are huge differences among real estate agents. We call it "quality", more simply put: agents with and agents without significant commitment.
For example, I know that the agent "ImmoLotse24", an above-average committed agent, can instantly get any property posted online or as an ad in a newspaper anywhere in Germany on the screen. These are special programs used by agents that incur costs, which the other category—let's call it that—shies away from.
With an appropriate search order, she can respond immediately, inform the interested party before the "large mass" becomes aware of the property.
But currently, it is probably the case that the real estate market for interesting residential and commercial properties is almost "swept clean". And depending on the region, you guessed it right, even a faint whisper of a sales hint into the cool night air makes potential buyers rush to break down the door.
This is because those people who have large financial means are investing their money in real estate due to the zero-interest policy.
A well-sellable residential or commercial property is therefore no longer publicly advertised by sellers to the same extent as before!
Because the masses would (colloquially speaking) "storm their place".
That’s why many agents no longer have a corresponding offer either.
If, on the other hand, the sale of a property is intended to finance another property and follow-up financing is necessary, there are (unfortunately) indications that credit institutions only grant this if the property is sold through the bank.
The person who suffers is the ordinary citizen, such as you.
Instead of investing money in an ad in one of the daily newspapers, better invest in a search ad with a real estate agent you trust.
