Are the doors too expensive? Calculation of house costs

Is the building actually going to have a basement too, or just the garage?

@Bauexperte: what values are you calculating with? There are more than half a dozen values.

For the pure house with medium standard and quality as well as a Kfw 70 efficiency house with €1,500.00/sqm/LFA. Then comes the technology/the heat generation - in your case the stove - and the basement garage D add up. The value for the pure single-family house "lags behind" in that this value is adjusted downward with increasing LFA. At the same time, it leaves room and the builders are happy when it ultimately becomes cheaper; however, a serious financing should not fall below this value per sqm/LFA - nothing is more expensive than a refinancing!

If you read a little more here on the HBF, you will find that I am basically right regarding the pure construction costs of a single-family house; of course, provided the users here openly share their respective experiences.

Most builders - so obviously also "Baufie" - divide the total volume by sqm/LFA; that is not correct. On the one hand, a house without a basement garage D can be occupied, on the other hand, the typical incidental construction costs do not belong in the sqm price per LFA!

According to the gross volume calculation, this is the result:

For a house with medium equipment without own contribution, the calculation is 280 € per cbm. For the garage and basement 80 €

House 882 m³ x 280 = 246,960,-
Garage 535 x 80 = 48,060,-
Total: 295,020,- €

If you just make the rooms high enough, then it will work out... I would guess from about 5m upwards...

Who is "one" and what is supposed to be included in these costs? Turnkey?

I recently spoke with a construction contractor here in BaWü. He calculates 320-350 EURO per cbm turnkey.

Our architect calculates with 360 EUR/cbm (Rhineland-Palatinate)
