The HOAI calculator gives me about 98k gross fees for 600k chargeable costs. For 100k net fees, you agreed on fee zone 4 middle rate? That is perhaps the "Munich" surcharge.
To the two who asked: We compared a lot of construction companies and in the end decided on BradlBau (turnkey, based in the Augsburg area). As with any construction company, there are disadvantages here too, but so far we are overall very satisfied (but we also haven't started building yet, that has to be mentioned :). Our architect comes from the architectural firm Thomas Wegmann. He has also supervised clients for Bradl from the beginning and developed houses with them; with him we would certainly have built a house that we like just as much but that does not include very expensive details. A recommendation is always difficult because everyone is also different on a personal level, but Mr. Simon fits us perfectly: He lets me keep my stubbornness in details important to me, but gives very good advice, offers various options, independently points out weaknesses in the previous planning, and is also a nice person with fine humor.
We definitely would not have dared to award the trades separately, because on the one hand, everywhere where things have to be commissioned outside of the main sequence (fireplace, kitchen, outdoor facilities, etc.) a hefty Munich surcharge is added and it really feels like no one has time, so how a roughly reasonable time frame can be kept here is really a mystery to me in Munich. But if you really want this, I would definitely make sure that your architect is not too old (our first architect would not have taken over site management anyway due to age) and really knows current prices in Munich and the surrounding area; fortunately, the estimates of our first architect were exposed as illusions before signing the contract with our general contractor, so we were able to plan for realistic financing.
