Hi,

and thanks for the feedback so far. We are in contact with someone who is an engineer, architect, and energy consultant, has over 25 years of experience, and offers managing all renovation cases on his homepage.

Regarding my concerns or why I want to involve an architect: If I were to award the trades individually, each company would "do their job" and, for example, in case of possible discrepancies, resulting thermal bridges, or if the roof overhang does not fit the facade insulation, or... later no one would feel responsible.

Back to the original question: How expensive is the architect approximately, please?

As already said, it depends ...

In the Fee Structure for Architects and Engineers (HOAI), minimum and maximum rates are set for a total of nine different service phases. These are also graded according to the level of difficulty (fee zones) of a construction service:

    [*]Basic evaluation - approx. 3%
    [*]Preliminary planning - approx. 7%
    [*]Design planning - approx. 11%
    [*]Approval planning - approx. 6%
    [*]Execution planning - approx. 25%
    [*]Preparation of award - approx. 10%
    [*]Participation in award - approx. 4%
    [*]Construction supervision - approx. 30%
    [*]Project support - approx. 3%
    [*]Documentation - approx. 3%
The architect’s fee is calculated based on the construction costs. Deviating from the fee rates in the Fee Structure for Architects and Engineers, an additional fee can be contractually agreed upon. For example, when the anticipated construction costs are undershot. The architect can then claim up to 20 percent of the saved amount as an additional fee.

An architect’s fee is not freely negotiable because the legislature intended that competition takes place based on quality and not price.

Hello @Karsten,

an energy-efficient renovation should definitely be accompanied by an expert. Given the planned scale, it also makes sense to consider a KfW renovation. This would allow for subsidies for the renovation support itself (up to 50%, but a maximum of €2000).

The entire project could, for example, be subsidized from 2 different "pots" if a Bafa-funded on-site consultation is conducted beforehand.

The above-mentioned architect should explain to you in advance (preferably free of charge) how he envisions the overall process, what services he would provide and what the costs would be. As described, he is certainly the suitable specialist for the project.

Hello everyone I plan to build a house together with my wife. However, we are not quite sure yet whether we want to build a prefab house or a brick house. It would be helpful to know how much one has to pay for an architect. We plan to spend around 170,000 to 200,000 m I would like to know if the fee zones also apply to new buildings and if so, which of the tasks should be done by the architect and for which there are more cost-effective alternatives.
