Architect planning: Can this be correct?

Hello!

Our architect (acquaintance) has left us the cost planning of the individual trades, we now believe that he is deliberately setting the figures too high (because he no longer wants anything to do with this construction?)!!

Data about the house: hillside location, 4 floors (ground floor 5 garages, approx. 26m2 basement, entrance), 3 apartment floors (1st floor 140m2, 2nd floor 120m2, 3rd floor 55m2), terrace on two of the garages, elevator, Kfw 70

Shell construction 325,000€
Garage doors, railings 44,000€
Front door, windows 35,000€
Exterior plaster, insulation 50,000€
Ground floor facade 20,000€
Doors 21,000€
Painter 17,000€
Plaster and drywall 55,000€
Screed 12,000€

We do not want luxury and also want to invest a lot of EL. But do we really have to start with these figures?

Having acquaintances involved in construction is always a problem; sooner or later.

In this context – architects have lists according to which they calculate possible costs. Depending on the name given to the "possible costs," the calculated costs may deviate by 10 - 20% from the actual costs.


Unfortunately, you did not include any plans and otherwise, I can really only guess; which I usually don’t like to do. I calculate differently, so I will disregard your breakdown for now. With simple design – square/rectangular, practical and good – you should calculate around EUR 730,000 gross. Without ancillary building costs and possibly special features of the plot.


Why should it be such a big box? What do you mean by a lot of own labor?

Hello!

We are building with two families (brothers) and the small apartment is to be rented out. The area of the 1st floor is 15x11.5, becoming slightly smaller upwards. The ground floor is already smaller due to the slope, 22.7x6.5 for the front garage part and 15x3.5 for the rear cellar, stairwell, elevator, and technical part. We fully utilize our plot towards the outside, so no space for excavation. As EL we will do electrical, ventilation, and underfloor heating. Painting and wallpapering will also somehow be managed. The father-in-law says he can even handle everything from the shell construction, although I really doubt that based on everything I have read here. The plot is already ours, we are about to submit the building application. But based on the figures there is obviously no financing. We pay incidental construction costs with equity and then want to manage with a 300,000 EUR loan, for half of the construction, of course.

I find the estimate realistic. I cannot judge what an elevator costs, the other trades - compared to prices from about 2-3 years ago - fit quite well in relation to the building size - as far as I can assess as a layman. Roof/carpenter/flat roof are hard to judge if you don’t have the building in front of you. I personally find the sanitary installation rather tight. Where is the heating hidden? The budget for ventilation will be tight with 4 floors... Also, it will be "thin air" to still achieve reasonable air exchange rates with market-typical devices for this building volume. I also find the budget for the front door and windows too narrow. But it also depends on the requirements. The Kfw70 standard doesn’t really match that. Where is this supposed to be built? -ks

Sounds quite reasonable..... Especially since slope position also has to be taken into account..
