By the way, one should also think about financing if the money is not just lying around in the petty cash. Otherwise, one might quickly end up planning a 350TEUR house.

You mean it like this: first a draft, then the plot? That's the wrong way! First comes the plot, meanwhile financing options are explored or of course before. You can save yourself the trip to the architect if you can't afford a house or financing anyway. The architect plans exclusively for your plot (at least it should be like that), that's why his bill will also be somewhat higher, between 10,000 and 20,000 will probably be due for a common single-family house. And that's why you should already be allowed to call the plot your own :)

I'm writing this now because I somehow read a lack of commitment from your posts, somehow you read as if you haven't really informed yourselves about the topic of building a house and thus also not about certain costs. And in that case, going to the architect except for an information meeting would be somewhat too expensive. Clarify the basics first.

Hello!
The financing would actually be settled. We are also wondering what would be better, a good used house or rather a new building.

The plot has been reserved. I just don't know how we should approach the matter. Therefore, an appointment with the architect to see what all this would cost us? How else are we supposed to find that out. We don't have to place any order tomorrow, after all :-)

Well, actually you tell the architect an amount you have available, and accordingly he makes you a design :) You can read here in the forum how high the ancillary building costs are. Also how much buffer, etc. Well, keep the appointment and clarify in principle that this should only be a consultation. Examples of expensive misunderstandings have been frequently discussed here in the last few days :(

You seem not to want or be able to understand this ...?

If you go into the architect meeting expecting the architect to create designs for you that go beyond a simple line drawing (which, by the way, he will not hand over to you), then you have given an order AND are liable to pay! You do not need to sign a contract for this ;) More than initial info you will - if the architect even agrees to a free initial meeting at all - not get.

I will call the architect again tomorrow and clarify what we want to discuss there and whether it will cost us anything.

But assuming we had already bought the plot and wanted to build with the architect... then we would also have to go there and get advice. What exactly is the difference between an architect and a GU?
My husband is often on business trips, so a turnkey house would be best for us.
