Good evening, our construction project with an architect/site manager (without a general contractor) is nearing completion.
My question: which documents should I receive or request from the architect/site manager?
Because the site manager will soon retire – if the house should ever be sold (or if any authority requests documents, or....)
I would like to have as complete documentation as possible.

So the following:

1. Floor plans, sections, and elevations
2. Site plan
3. Calculation of enclosed space, living space, and floor area ratio
4. Specifications of trades and invoices
....
(please add to this, or refer to a similar list if available)

Thank you very much in advance for all responses!!!

1) You had a site manager?
2) Your concerns revolve around drawings?
I'm losing my faith and sincerely thank you for the entertainment at the end of the workday :)

I don't understand your answer. Would you like to explain it to a dummy ;-) ? Aside from that, I'm always happy when you have a reason to laugh. :)

I also enjoy every laugh from forum members, but would suggest having these in the Comedy forum. Even more, I appreciate hints on the topic. Thank you

Read the whole text: If that happens, you shouldn't worry about drawings, but rather think about the construction manager (what did he do?) and the quality of the construction (what else was botched during construction that the "construction manager" didn't notice). Missing drawings are still the least of the evils ;) Drawings and calculations are ok. You still need, for example: - drainage planning - electrical planning - water/sewage pipeline planning inside the house - heating planning (room-by-room heat load calculation, hydraulic balancing, underfloor heating layout plan, etc.) - execution and detail plans - blower door test - shell construction acceptance/final acceptance

Why does he still need that later?
