Yes, it is true that the building plot is counted as equity. Whether that is enough is another question. E.g. land value in the [Profinz] = €15,000 and construction costs €500,000. Additional equity is needed there. Land value Munich €300,000 and construction costs €300,000 = fits really well.

Ok, that sounds good. I estimate the value of the property to be around €90,000, as other properties are being sold here for the same price that are roughly comparable in size and location.

For your described house with a basement, furniture, and outdoor facilities, you should have €550,000 available in my opinion.

With your income, however, I would not recommend a rate above €1,300 if you wish to have children.

You have already received the tip to browse around in the forum to see how the prices are.

With a total income of 4,000 and an inherited plot, you are certainly not in a position to build disproportionately. I advise you to deal with your personal space requirements. 220 sqm living space + basement – very few can afford this dream house... and even the high earner who has saved up his equity over the years is usually happy with around 160 sqm. And even a 120 sqm house is certainly no disgrace but still average. You are not married yet (future costs), and if you want children, you will have to reorganize your income anyway.

first of all, many thanks for all the answers here!
After looking at the prices here in the forum yesterday, we have slightly adjusted the space requirement downwards. The idea was also simply that we might create a living unit for our parents just in case, a kind of granny flat. Whether that is still a question then depends on the additional costs that would arise with a concrete inquiry, I would say.
But I think, 160m²+- should be more than enough for us ...

Town villa as Kfw 70 energy-efficient house: TEUR 256
Usable basement: TEUR 50
Reserves extras: TEUR 10
Additional building costs: TEUR 30 (the plot is already owned)
Painting/flooring work in EL: TEUR 20
Outdoor area in EL: TEUR 10 (only the essentials)
Finished garage 3.00 x 9.00 m incl. strip foundations: TEUR 13

This results in an estimated total of TEUR 389 for the construction project.

I have "assumed" for the town villa that a 35° hipped roof and external dimensions of 11.00 x 10 m are used. This creates – if and when the basement is to be omitted – a usable space (including continuation of the normal staircase into the floor) of approx. 55 sqm as a basement replacement room.

If the usable basement is to be converted into a livable space, you should calculate additional costs starting at TEUR 15.
