I don't "slap down" money, I've been doing the job for over 16 years, so I know what is simply called "basic fittings without any frills and KfW 70" in forums. If you took the trouble to read the answers of the homeowners who have already gone through this process, you would easily find that my forecasts accurately reflect the truth.You yourself just slap down almost 200,000 EURO for a KfW 70 house, plus floor coverings, incidental building costs, without a basement and without further details on the fittings.
It is more expensive in Ba-Wü – if you follow the posts of people who have built in Ba-Wü here, you will find this statement confirmed more than once.I just wanted to show that it can be done differently, including a basement. And that in BaWü! Because it is supposedly always more expensive there than in northern federal states.

Neither describes how old the house is, nor the fittings, nor what was prefabricated. Because – professionally built prefab houses are usually many times more expensive than solidly built detached houses. This is also completely normal, as the production effort is different: the detached house is first produced in the factory, then – to exclude errors – assembled in the factory and only then erected on the construction site within 2-3 days.Acquaintances of ours have built a semi-detached house (KfW-70) in timber frame construction. 135 sqm living space, pure living space and basement with one room developed as living space. The following services are included in the price: - Solar system for domestic hot water heating - Triple-glazed plastic windows with 5-chamber system - Tiling work - House connections for electricity, gas, water and sewage included - Outdoor facilities included – earthworks with disposal of unnecessary excavation material - Garage and parking space Price 269,000 EURO.
Accordingly, a prefab house of the size 135 sqm/living space with basement costs – EUR 261,000, plus public connections EUR 10,000 (with max. 8 meters connection length), plus outdoor facilities EUR 15,000, plus prefabricated garage 3 x 6,000 EUR 18,000, plus parking space EUR 1,000. That makes a total of EUR 293,000.
From all experience, this value can only be undercut if there have been massive savings in technical and other fittings or if a lot of prefab has been used.
With just this sentence alone, 5% real estate transfer tax as well as 1.5% notary and court costs have already been swept under the carpet. Incidentally, it is precisely the incidental building costs that are costs which certainly cannot be reduced ... not in Germany and not in Ba-Wü.Of course, the plot of land purchased privately is still added.
