I don't "slap down" money, I've been doing the job for over 16 years, so I know what is simply called "basic fittings without any frills and KfW 70" in forums. If you took the trouble to read the answers of the homeowners who have already gone through this process, you would easily find that my forecasts accurately reflect the truth.

It is more expensive in Ba-Wü – if you follow the posts of people who have built in Ba-Wü here, you will find this statement confirmed more than once.

This here: Neither describes how old the house is, nor the fittings, nor what was prefabricated. Because – professionally built prefab houses are usually many times more expensive than solidly built detached houses. This is also completely normal, as the production effort is different: the detached house is first produced in the factory, then – to exclude errors – assembled in the factory and only then erected on the construction site within 2-3 days.

Accordingly, a prefab house of the size 135 sqm/living space with basement costs – EUR 261,000, plus public connections EUR 10,000 (with max. 8 meters connection length), plus outdoor facilities EUR 15,000, plus prefabricated garage 3 x 6,000 EUR 18,000, plus parking space EUR 1,000. That makes a total of EUR 293,000.

From all experience, this value can only be undercut if there have been massive savings in technical and other fittings or if a lot of prefab has been used.

With just this sentence alone, 5% real estate transfer tax as well as 1.5% notary and court costs have already been swept under the carpet. Incidentally, it is precisely the incidental building costs that are costs which certainly cannot be reduced ... not in Germany and not in Ba-Wü.

But apparently I misread this.

For your information:

- The house is exactly one year old and is located in BaWü.
- It is a semi-detached house from the house program of the prefabricated house builder.
- Painting work and floor coverings were done as part of the turnkey delivery.
- As well as a Swedish stove

Otherwise, everything was included. And no standard was used here.

The executing company is a regionally operating prefabricated house builder. And I know many who have built with them in the last 10 years and could hardly hear any critical voices about the company.

Including the land and its additional costs, my acquaintances paid 361,016.21 EUROS. Everything neatly recorded in an Excel spreadsheet.

But surely the house and the spreadsheet are a mirage and I have seen ghosts.

So originally it was a carpentry and joinery business. When the son took over the company from the father, he went into prefab house construction and drove the company straight into insolvency.

A housing company took over the firm in 2001 and the whole thing developed into a success story.
