They will be available in 1-2 weeks. I am currently facing a bit of a chicken-and-egg problem. However, I received the information last night that a non-regional bank would finance exactly €196,000 based on my salary and the desired repayment amount with a 25-year fixed interest period. With that, I can now go to the developer.

PS: The "start of construction within two years" is a requirement from the municipality, not my own wish. My statement referred to the fact that, in my opinion, waiting is not worthwhile because the higher equity gained from higher interest rates and paying rent for 2 years longer would be eroded.

What is the repayment amount of the offer and is it a pure annuity loan? I hope you don’t believe that the general contractor will tell you your budget is insufficient. Unfortunately, you have to figure that out yourself. You won’t get around it. Take a look at the houses and floor plans of Massa Haus, Allkauf Haus (are they still around?), etc. Include the additional construction costs in your calculation. Don’t forget the outdoor facilities (garage or carport, garden, etc.), because as mentioned above, you will not get any additional financing. Write your construction cost breakdown here and then it can be checked whether your calculation roughly fits. P.S. …and don’t sign anything with the GC.

No, I hopefully am not that naive. I expect a statement regarding the pure construction price. I have to work out the rest myself. There are listings in other topics here for that, which I then have to apply myself to obtain a total price.

I just wanted to mention it. Because we already had that here in the forum 2 months ago. Everyone pointed it out and then the person signed anyway and looked for advice after a week on how to get out of the contract.
