Yes, that is exactly the crux on which everything depends. That is why I am interested in the empirical values. However, the tenor apparently leans towards unlikely. The equity was 10k higher in the given example

Banks use standard living allowances and these do not match your actual expenses but are much higher. Therefore, I also think it won't work.

At the local Sparkasse, it would be a flat rate of 850 for singles here, for couples "only" 1050... They take the net income, subtract ongoing loans, etc. + this flat rate, what remains is possible as an installment...

You seem to be in E9a, based on the salary table. You are still quite at the beginning of your career in the public sector. Better save more for now. Keep climbing the steps. Consider buying the property if it is your dream plot and save diligently for the time being.

: well researched but for me it is also important to take advantage of the opportunity, meaning the currently good interest rates - they are rising again right now. Construction must take place within two years. It is at least possible that there will be higher equity then, but that will be eaten up in the long term by the increased interest rates. Then I will have just unnecessarily given my landlord two years of rent as a gift.
