Stupid question: why are you planning a house with a flat roof when only gable roofs and shed roofs are allowed? Or vice versa: why are you buying a plot where only the aforementioned roofs are permitted if you know exactly that you want a flat roof? I also see the exception permit rather negatively here. Personally, I don't like flat roofs and I can very well imagine a gently pitched gable roof on your property. A simple shed roof wouldn't fit with you because it would look too bulky. But what about an offset shed roof?

A "normal" shed roof with 30 degrees gets much too high on the front side. We are currently planning with 8 degrees. Although this has the disadvantage that we won’t get an accessible attic, it does look really stylish.

The planning error would not have happened to an architect. He first looks at the development plan, then he designs. You have to go back to zero, but I would plan pitched roofs staggered with the slope. It then has a different characteristic than a bungalow, but can also look very stylish.

Would also consider staggered shed roofs as an option

Actually, you should also look at the development plan yourself before buying a plot of land, so that you know what you are allowed to build on it.

Maybe something like that would also work if you basically went outward from the middle? I don't know if that would work with a 30° incline or if that would even be allowed. It was just an idea.

Nice, but only 8 degrees roof pitch. With 30 degrees it certainly wouldn't look as nice anymore.
